1% Full Service MLS Listing Registration (Level Three)

This is NOT a listing agreement. It is a NO OBLIGATION contact form, whereby you are requesting to list your home under our 1% Level Three, Full Service plan in your state specific broker MLS (Valid in CT, MA, ME, NH, or VT).

 

Your absolute worst case TOTAL brokerage payout (both the LIST SIDE of the sale, and the BUYER SIDE of the sale), is only 3.0%, but it could be as low as 2.0%. Under a Level Three listing, we attend to every detail, apart from submitting photographs, and providing access, which is typically handled via a lockbox, although you are free to attend every showing if this is your preference.

You are only listed when you have reviewed and sent back your proposed listing agreement, which we will send you. Once Landfall Properties, LLC is in receipt of this registration form, you will receive: 1) The required consumer disclosure for your state; 2) A proposed listing agreement for your review; 3) Data and photo upload instructions.

Within 24 hours of data and photo receipt, your home will be seen on hundreds of search, brokerage, and agent sites. Once you've sent us your photos and house data, you can put your feet up, because we are going to handle every aspect of your transaction, every minute detail, and guide you a smooth closing.

 

 

What happens if a buyer broker brings you a buyer, and you make it to the closing table? You will pay just 1% on the Listing Side of your transaction, saving you thousands on your home sale. You will pay 2% to the buyer broker. This is a true "game changer". Your worst exposure is a total 3% commission payout. This is a substantial improvement over a typical 5% to 6% commission.

 

 

In the event no buyer broker is involved, Landfall Properties, LLC will engage the buyer directly. IMPORTANT: Landfall Properties, LLC will NEVER, repeat NEVER represent both a seller (YOU), and a buyer simultaneously in the same transaction. Our allegiance is entirely to YOU . Landfall Properties, LLC will encourage the buyer to retain the services of a real estate attorney, instead of a buyer broker. We do this to save you from paying a Buyer Broker a 2% sales commission. Landfall Properties, LLC will at times incur costs (four figures) when guiding a buyer to an attorney instead of a buyer broker. For this reason, any time a Buyer Broker can be eliminated through the efforts of Landfall Properties, LLC we are compensated a 2% total sales commission payout. Your absolute worst case TOTAL commission payout under any scenario is just 3%.
