You will only select this option if you have previously negotiated to have Landfall Properties, LLC provide a custom service at an agreed upon price. The list is endless. Every state is different, and every state has a set of preferred contract forms that are used in 90%+ of all brokered real estate transactions. Agents, brokers, and local area attorneys are familiar with these documents, and welcome their use because of their ubiquitous deployment across your particular state. We provide you with contracts, addendums, contingency documents, and every conceivable form to successfully close out your sale. Using these documents will place agents, brokers, and attorneys at ease, as they know they are standardized forms and do not contain hidden or unfamiliar language. Not only do we supply you with contract documents, but we manage the routing of those documents to relevant parties for the purpose of securing electronic signatures. You can secure critical signatures in minutes, not days, waiting for the mail to come. Electronic signatures, when properly documented and authenticated are deemed legally valid in every New England state.

When any offer comes in, it is always accompanied by a good faith deposit. Who is going to hold this deposit? You? Trust me when I tell you this. No buyer broker (even one that just got their license last week) is going to let you (personally) hold the deposit. Why? They don't trust you, that's why. What many buyer brokers will do is to insert language in the contract that stipulates their brokerage will hold the deposit(s) until the closing takes place. Bad idea. Why would you let the buyer broker control the deposit? Just so you know, and in every state in which we are licensed, it is the LISTING BROKERAGE that holds the deposit by convention. This is no surprise to any agent or broker. Not to say a buyer brokerage can not hold the deposit, but common sense dictates this is a foolish move. You want the deposit held by the LISTING BROKERAGE (i.e. Landfall Properties, LLC Escrow Account). These funds are held in a specialized account (subject to no notice audit by the state real estate commission). We hold these funds for you, and release them to the closing attorney 72 hours in advance of the closing. Here's another reason to purchase escrow services: In the event the contract goes "south" and the buyer breaches contract, you want those deposit funds paid out to you as liquidated damages. Our brokerage retains NONE of the deposit. The entire deposit amount is paid to you in full. Ask other brokerages if this is their policy...not likely (most retain 50%, and payout the remaining 50% to you).

Although your home will be broadcast to literally HUNDREDS of websites across the Internet, you're lumped in with a lot of competition. Just to clarify, the hundreds reference is not an exaggeration, as your property will be listed on every significant property search website on the Internet, along with postings to every brokerage website, as well as every individual agent and broker website that includes a search function, which many do. While you'll have great exposure on these sites, the level of detail is fairly thin, and there is usually very little opportunity to view detail or support documents. With a dedicated website, you can include floor plans, survey plans, utility bills, tax cards, or anything else you deem relevant. Your property can be listed in the primary Multiple Listing Service for your state for a one time, nominal $299 per property. You may list, de-list, re-list as many times as you like, indefinitely if you choose. In New Hampshire and Vermont, you'll be listed in the PrimeMLS network. In Maine, it will be the MREIS FlexMLS system. In Connecticut, your rental will be listed in the SMARTMLS system. And in Massachusetts, your property will be seen in the MLSPIN database. You will have enormous exposure, placing your rental listing in front of virtually every agent and broker within your state. It's a very cost efficient way to gain serious market exposure.

By doing so, you’ll set yourself apart from the herd, and communicate to the buyer broker that you know what you’re doing, and you’re a “pro”.
